Real Estate Property: Ten percent (10%) of purchase price will be deposited in escrow the day of sale. Abstract to date furnished by Seller. Closing costs and Title fees will be divided equally (50/50) between the Buyer and Seller. The Commitment has been provided for bidder inspection prior to auction. Warranty Deed and Merchantable Title will be furnished according to the standards adopted by the Oklahoma Bar Association. Closing will be held within 30 days. Taxes will be prorated to the day of closing. SURFACE RIGHTS ONLY. The property may be offered in smaller parcels, combinations or in its entirety to suit the Buyer. If the property sells in smaller parcels and survey is required, the cost shall be split (50/50) between Buyer and Seller. If a survey is desired by the Buyer, the cost shall be at the Buyer's expense. All measurements are approximate. Please inform the auction company of your desired parcels.
